The cost of renting a 1-room apartment in Kharkiv starts from UAH 5,000, in Odesa from UAH 7,000, and in Dnipro from UAH 8,000. A review of the housing rental market in front-line megacities.

In the major Ukrainian metropolises of southern and eastern Ukraine, the real estate rental market exhibits high flexibility and significantly more favorable prices compared to western regional centers.

Dnipro and Odesa: Pragmatic Savings and District-Based Division

In Dnipro and Odesa, the price ceiling remains moderate, and the market adapts to the needs of two main categories of tenants – students and hired workers.

Dnipro:

  • Student Housing: Younger tenants are mostly oriented towards Prospekt Nauky (formerly Gagarin Avenue). A full one-room “Khrushchevka” in this area is sought after for UAH 8,000–10,000 per month.

  • Industrial Sector: Working demand traditionally settles on the left bank (particularly Slobozhansky Avenue) or in adjacent villages. There, two-room apartments for work crews are rented for UAH 11,000–14,000.

  • Rooms: A separate bed space or a room within the city is offered for UAH 3,500–4,500.

Odesa:

  • Educational Cluster: In the Moldavanka district and near Mechnikova Street, 1-room apartments are leased for UAH 7,000–9,000 per month.

  • Rooms: Renting a separate room in Odesa can be done within the range of UAH 3,000 to UAH 4,500, making the seaside city attractive for student budgets.

Kharkiv: The Front-Line Pricing Factor

The Kharkiv housing market is actively recovering, but due to security risks and proximity to the front line, it remains the cheapest among all megacities in Ukraine.

The highest demand is observed in districts near metro stations and leading higher education institutions – “Naukovа,” “Botanichnyi sad,” and “Saltivska.”

Housing rental price range in Kharkiv:

  • 1-room apartment: UAH 5,000–7,500/month;

  • Separate room: UAH 2,500–3,500/month.

Thanks to this pricing policy, Kharkiv remains the most affordable large city for living and studying in Ukraine.
